Directions:  Take Oak Hill Road to Ferry Road.  Proceed to 1564 Ferry Road.  Auction sign are posted. 

This home features living room,  dining room, kitchen (stove/refrigerator included), two bedroom and two full baths.  There is also a full unfinished basement  This property also has a fenced yard, metal roof, 10x10 metal storage building, front porch and concrete back deck. 

We will be selling the following items of personal property;  Leather couch * love seat * chair * bookcase *table *computer desk * file cabinet * Entertainment center * small desk chair * bed and chest of drawers * various tables * 3 piece bedroom suite * Washer/Dryer

TERMS: 20% down the day of the auction with the balance due in full within 30 days for the real estate.  All personal property items must be paid for in full the day of the auction.  We will accept cash, good check, and/or VISA/Mastercard.  All credit sales are subject to a 3% processing fee. 

Note:  There will be a 10% buyer’s premium added to the last bid to determine the final sales price. 

Note:  The purchaser of a single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period isJanuary 9ththrough January 19th .  The successful bidder must sign a waiver of the 10-day post-inspection period.
