Tract #1 ● 58± Acres ● Alfalfa County

Home & large machinery shed, barn, corrals, and additional outbuildings.

Legal (Surface Only): Lots 1 & 2, and the N/2 of NE/4 of Section 4 - T25N-R11WIM - Alfalfa County

Land Location: From Cherokee, travel south on Hwy 64 to the Lambert blacktop (Dewey Road), then travel west approx. 1 mile. Auction will be held at this location. Watch for signs.  

Tract #1 Improvement Overview:
This tract includes the 1,147 Square Foot, 2 bedroom, 1 bathroom home as per the assessor records. The homestead also includes a large 50’ x 100’ machinery shed complete concrete floor, all steel structure (Schambacher style) with a lean-to running the complete length on the Southside. (Dirt floor inside the lean-to portion). The machine shed has full electric, with 220 service. An additional general purpose 40’ x 50’ livestock barn, with access to the corrals. A 1,000 Bushel grain bin is located between the two buildings. Located by the home is a detached 20’ x 14’ garage building with concrete floor, and separate 20’ x 20’ storage building. The land that is being offered for tract #1 is going to be everything north of the creek’s southern boundary. (See tract layout map) This comprises of approx. 58 acres, with 39.02 acres being cropland as per FSA, with the balance being in the creek area, and homestead area. The West  

FSA Farm Information (For the entire 160 acres): As per the Alfalfa County FSA, this farm shows a total Farmland of 152.66, and Wheat Base Acreage of 135.8, with a PLC Yield of 37 Bu.

Soil Information: Principle soil types include Class I Dale silt loam, 0 to 1 percent slopes.

Possession: Possession for the improvements, including the home will be given at closing. Possession for the Alfalfa planted on the west 26 acres will be given following the completion of the second cutting. Possession for the cropland will follow the completion of the 2016 wheat crop.

Legal (Surface Only): S/2 of NE/4 of Section 4 - T25N-R11WIM - Alfalfa County

Land Location: From Cherokee, travel south on Hwy 64 to the Lambert blacktop (Dewey Road), then travel west approx. 1 mile. Auction will be held at this location. Watch for signs. 

Tract #2 Land Overview:
The land that is being offered for tract #2 is going to be everything south of the creek’s southern boundary. (See tract layout map) This comprises of approx. 102 acres, with 101.58 acres being cropland as per FSA. A water well is located on the eastern side by the road.   

FSA Farm Information (For the entire 160 acres): As per the Alfalfa County FSA, this farm shows a total Farmland of 152.66, and Wheat Base Acreage of 135.8, with a PLC Yield of 37 Bu.

Land Location: From Cherokee, travel south on Hwy 64 to the Lambert blacktop (Dewey Road), then travel west approx. 1 mile. Then travel south approx. ½ mile to the farm.

Tract #3 Land Overview:
This farm consists of 160± Acres, with two older barns located in the southwest corner of the tract. One is an approximate 20’ x 18’ building, the other is a 48’ x 40’ building, and 3 additional 1000 Bu grain storage bins.

FSA Farm Information: As per the Alfalfa County FSA, this farm shows a total Farmland of 157.47, and Wheat Base Acreage of 147.2, with a PLC Yield of 37 Bu.

Land Location: From Cherokee, travel south on Hwy 64 to the Lambert blacktop (Dewey Road), then travel west approx. 4 miles. Then travel south approx. 2 miles to the corner of the farm.

Tract #4 Land Overview:
This farm consists of 160± Acres, with approx. 55 acres of pastureland in the center portion of the farm. There are older improvements located on the east side of the farm within the pasture. Five-wire perimeter fencing encloses the grassland. A water well is also located on the property.

FSA Farm Information: As per the Alfalfa County FSA, this farm shows a total Farmland of 155.68 acres, and a Wheat Base Acreage of 94.7, with a PLC Yield of 32 Bushels. FSA cropland figures show 99.73 acres of cropland, with the balance being in grassland.

Soil Information: Principle soil types include 33.3% Class IVe Grant-Nash complex 3 to 8 percent slopes, 29.7% Class IIe Grant silt loam 1 to 3 percent slopes, 21.8% Class IIIe Grant silt loam 3 to 5 percent slopes, 13.5% Class Vie Grant-Port complex 0 to 12 percent slopes, 1.8% Class IIw Port silt loam 0 to 1 percent slopes, with the balance being in Class VIIe, Quinlan-Woodward complex 5 to 30 percent slopes.

FSA Farm Information: As per the Alfalfa County FSA, this farm shows a total Farmland of 75.4 acres, and a Wheat Base Acreage of 68.6, with a PLC Yield of 32 Bushels.

FSA Farm Information: As per the Alfalfa County FSA, this farm shows a total Farmland of 156.65 acres, and a Wheat Base Acreage of 145.3, with a PLC Yield of 32 Bushels.

Soil Information: Principle soil types include 71% Class IIIs Woodward-Quinlan Complex 1 to 3 percent slopes, 14.3% Class I Reinach very fine sandy loam 0 to 1 percent slopes, 10.1% Grant silt loam 1 to 3 percent slopes, with the balance being in Class Vw, Yahola and Quinlan-Woodward complex.
