Tract #1 ● Home & Building on 20± Acres ● Woods County

Home & Barns, Small Cattle Corrals situated on 20± Acres

Legal (Surface Only): 20± Acre tract in SW/4 of Section 4 - T24N-R13WIM - Woods County

Land & Home Location: From Carmen, travel approx. 8 miles west on State Hwy 45 to N2470RD, turn north and travel approx. ¼ mile to the driveway located on the east side of the road. Or travel approx. 4 miles east of the intersection of Hwy 281 and Hwy 45.  

Tract #1 Improvement Overview: The first tract being offered will be the original Geisler homestead including the home, barns, outbuildings, and an approx. 20± acre grass surrounding the homestead.

Improvements on Tract # 1:
This tract includes the 1,056 Square Foot, 1 bedroom, and 1 bathroom home as per the assessor records. The house has vinyl replacement windows, vinyl exterior siding, and cedar shake shingle roof. Tract #2 Land Overview:
The land that is being offered for tract #2 is going to be the remaining grassland separate from the homestead, consisting of approx. 140 acres of grassland.  

FSA Farm Information (For the estimated 140 acres): As per the Woods County FSA, this farm shows a total grassland of 62.31 acres, with an additional CRP acreage of 77.74 acres. As per the FSA the CRP payment is $3,108.00 and will expire 9/30/2022.

Soil Information: Principle soil types include Class IIIe Meno loamy fine sand 0 to 3 percent slopes, Class IIe Edna sand 0 to 3 percent slopes, Class Vw Carwile fine sandy loam 0 to 1 percent slopes, Class IVe Edna sand 3 to 8 percent slopes, Class IIe Carman and Ruella soils, 0 to 3 percent slopes.

Land Location: From Carmen, travel approx. 8 miles west on State Hwy 45 to N2470RD, turn south and travel approx. 1 mile to the corner of the tract. The farm will be located in the northwest of this intersection. Or travel approx. 4 miles east of the intersection of Hwy 281 and Hwy 45 to N2470RD then travel south 1 mile to the corner of the tract.

Tract #3 Land Overview:
This farm consists of 160± Grassland Acres, good perimeter fencing, a windmill / water well for watering livestock, and 30’ x 16’ livestock / storage shed.

FSA Farm Information: As per the Woods County FSA, this farm shows a total grassland of 75.88 acres, with an additional CRP acreage of 80.17 acres. As per the FSA the CRP payment is $3,733 and will expire 9/30/2021.
