Legal: Lots 3 & 4, and the E/2 of the SW/4 of Section 18, Township 27 North, Range 8 West of the Indian Meridian, Grant County Oklahoma. Surface Only.

Farm Location: From the Hwy 132 / Hwy 11 intersection, travel west approx. 4 miles to the Grant / Alfalfa county line, the farm is located on the north side of the highway.

On-Site Auction Location: We will conduct the auction live, on-site, just off the highway. Watch for signs.

Land Information: The land is a slight rolling terrain with open areas of thick native grass land, and areas of dense timber and brush. With perimeter fencing and areas of cross fencing, this farm is conducive for the livestock producer, or the recreational enthusiast. An old homestead is still present with an good standing small dirt floor building, next to the old corrals. This is a great area to feed, or for a catch pen. An active windmill is present, and the area is known for its great supply of groundwater. Power is also located on the property, for use of fence chargers, etc. Located on Highway 11, this tract of land has great access and tremendous potential, be sure to take advantage of this opportunity!

Note: Two compressor stations are located on the property, and the property sells subject to those active leases. All future payments will transfer to the buyer. Aerial maps showing the locations of the compressor stations are located above in the "View Documents" section.

Soil Information: Principle soil types include: Class VIe Derby loamy fine sand, 5 to 15 percent slopes, Class IIIe Aline fine sand, 0 to 3 percent slopes, Class IIIe Goltry fine sand, 0 to 3 percent slopes, Class VIIe Derby loamy fine sand, 15 to 30 percent slopes.

Tax Information: As per Okassessor database, the 2015 taxes were $120.64, 2016 taxes will be prorated to the date of closing.

Possession: Possession of the grassland will be on December 31st 2016.

Minerals: The land will be sold "surface only", no mineral interest is being sold.
