Legal (Surface Only):  E/2 of the SW/4 of Section 18, Township 24 North, Range 12 W.I.M., Alfalfa County, Oklahoma. - Surface Only.  

Farm Location: From Carmen, travel 4 miles west on Hwy 45 to the county line, then travel 2 miles south on CR 510 to Carter road, then travel approx. ¼ east to the southwest corner of the tract. (watch for signs)

Off-Site Auction Location: We will conduct the auction live, Off-Site at the Senior Citizens Building, Main Street, Carmen, OK

Land Information: This approximate 80 acre tract has been in enrolled in the Conservation Reserve Program for many years, but comes out in October of this year. The land has been kept clean of trees, and is mostly open native grassland area. Permanent five-wire fencing is located on the east and northern sides of the farm.

Cancelation of CRP Contract: This farm has been enrolled in the Conservation Reserve Program, the CRP contract was not renewed, and the land will no longer be in the CRP program on October 1st 2016. Buyer will have free use of the property, and will not be obligated to a CRP contract.

Soil Information: Principle soil types include: Class Vw Carwile-Devol complex, 0 to 3 percent slopes, Class IIIe Edna sand, 0 to 3 percent slopes, and Class IVe Edna sand, 3 to 8 percent slopes.

Tax Information: As per Okassessor database, the 2015 taxes were $234.26, 2016 taxes will be prorated to the date of closing.

Possession: Possession of the grassland will be given following closing.  

Minerals: The land will be sold "surface only", no mineral interest is being sold.
