Legal (Surface Only): NW/4 of Section 27, Township 22 North, Range 2 W.I.M., Noble County, Oklahoma. - Surface Only.  

Farm Location: From the I-35 & Hwy 412 Junction (North of Perry OKlahoma) Travel 4 1/2 miles West of Hwy 412 to CR 40 RD, then travel South on CR 40 RD to Old John Deere Road 2 1/2 miles to the property. Located on the East side of the road. Watch for Signs. 

On-Site Auction Location: We will conduct the auction live, On-Site at the farm, please watch for signs. If bidding arrangements need to be made, please contact our office for information.

Land Information: This approximate 160 acre tract consists of grassland and serves as a good stock farm and hay pasture.

Soil Information: Principle soil types include: Milan loam, 1 to 3 percent slopes, Class IIe. Norge Silt loam 1 to 3 percent slopes, Class IIe. Grainola-Masham Lucien Complex, 5 to 40 percent slopes, Class VIIe. Milan loam, 3 to 5 percent slopes, Class IIIe. Bethany silt loam, 1 to 3 percent slopes, Class IIe. Grainola-Ashport Mulhall complex, 0 to 8 percent slopes, Class IVe. and Teller loam, 5 to 8 percent slopes, Class IVe.

Tax Information: As per Okassessor database, the 2015 taxes were estimated at $43.00, 2016 taxes will be prorated to the date of closing.

Possession: Possession of the grassland will be given following closing.  

Minerals: The land will be sold "surface only", no mineral interest is being sold.
