The Limestone LLC Angus Ranch is a phenomenal ranch that consists of approximately 877 acres, surrounding the main sale cattle facility. The entirety of the acreage incorporates a large amount of pipe and steel corrals. In addition, lanes run throughout the ranch–creating easy access to all pastures. Tract 1: (300 acres)

Main Sale Facility:  Concrete flooring runs throughout the entire barn and all gates and pens are made of galvanized Riverode panels. This facility combines the sale barn, men and women’s restrooms, offices, conference room and showbarn.
Sale Barn- Riverode galvanized sale ring and Riverode herring bone double ally cattle system are located behind the sale ring with a 15 head capacity holding area (this equipment will sell as a Lot in the Real Estate Auction Friday evening).  Sale Barn also has 26 steel pipe cattle display/sorting pens–all with servicing Mirafount ball waterers.
Show Barn- 5 pens–all with fans and foggers–along with a tack room and indoor wash rack with heated water.

Pasture: The perimeter of the property is fenced with NEW Red Brand barbwire; the internal pastures are fenced with 6 strand Gallagher high tensile steel wire with white fiberglass Gallagher posts. All traps and fields offer shaded areas for pasturing livestock, as well as Mirafount ball waterers and/or ponds for water supplement.
Traps- Located on the south and east sides of the main facility are 7 large (15-30 acre) traps and 9 (2-4 acre) traps; and located on the north-side are newly constructed 9 (3-4 acre) traps and 1 large (15 acre) trap–all optimal opportunities for breeding cattle or to house and display sale cattle–all traps contain concrete fence-line feed bunks, Mirafount ball waterers, and Linn Enterprises corral systems.
Fields- Bottomland, which is planted with improved Midland 99 Bermuda grass and divided into 4 individual pastures.

House: A 1,400 sq. foot home is located on the property. This home is made of 3 bedrooms: the master bedroom is newly remodeled with a large master bath and two very large walk-in closets.     
Receiving Barn: Located south of the main facility is a large barn with four overhead doors and drainage system throughout the entire building. Plus, indoor corrals and sorting pens–optimal facility for production practices (Artificial Insemination, Embryo Transfer, etc.) or storing farm equipment. Tract 3: (110 acres) A parcel of mostly river bottom land, currently producing Bermuda grass–providing maximum grazing potential and high carrying capacity.
Tract 4: (45 acres) Acreage that combines upland hay meadow and river bottom feed production. PROCEDURE: All auctions will be held at the Limestone Sale facility east of Perkins, Okla. The real estate sells Friday, September 21, 2012 at 7:00 p.m. inside the Limestone Sale Facility. The property will be offered in 12 parcels using the Multi-Parcel Land Computer Bidding System. Bidders will have the option to bid on individual tracts or to group combinations together throughout the bidding process. Online bidding is also available before and during the auction at: www.pickensauctions.com.

DOWN PAYMENT: May be made using cash, company check, or personal check.
Parcel 1: $50,000 down day of auction, with the balance due at closing.
Parcels 2-10: $10,000 down day of auction, with the balance due at closing.
Parcels 11 & 12: Full payment will be expected the day of Auction. Seller reserves the use of these Lots until 6:00 p.m. on Saturday, September 22, 2012.
Parcels 1-12 (as an Entirety): $100,000 down the day of Auction, with the balance (Cash or Equivalent) due at closing and upon approval of the Title.

POSSESSION: Possession at closing.

ACREAGE: All parcel acreage estimates, dimensions and proposed boundaries are based on current legal descriptions and Farm Serve Agency maps. Any survey completed after the auction will take precedence over pre-auction estimates.

UTILITIES: Buyer should satisfy themselves with the availabilities of utilities for their intended use. In terms of shared utilities, the source (ie: water well, electric meter, etc.) will stay with said parcel it is located on.

CLOSING: Should be within 45 days of the Auction. The seller will provide a survey and abstract for each parcel or combination (each combination is considered one parcel).
